We are most successful and competitive on medium to large upper
floor additions. We aim to produce the design that best suits your
requirements and gives you valuable return on your investment. We
take great care of all those niggling details like negotiating with
Councils and tradesmen, and even your neighbours.
Add-Style has built hundreds of additions and we
have years of experience in dealing effectively with local councils
on the North Shore and Northern Beaches of Sydney. We can also help
with arranging finance. We assist and advise on the choice of fittings,
materials and the finer Architectural details of windows and stairs.
THE DESIGN
The design is produced and developed by our Architect, Tim Hookins,
not by a sales consultant on a commission-payment basis. Tim is
a Registered Architect and a Fellow of the Royal Australian Institute
of Architects. In many Design and Construct firms the designer is
a sub-contractor of the builder and as soon as your design is done,
the designer moves on to the next job. You don't see him or her
again! Tim is one of the Directors and will be with you throughout
the Design and Construction process.
COUNCIL APPROVALS
Tim and Bill, the Building Administrator, have been getting approvals
from the local councils in our area for the last 18 years. We know
their rules and how they operate. In recent years the Application
Process and requirements have become much more complex. The Codes
are substantial documents and many calculations are required to
ensure compliance. Shadow diagrams, Energy reports Statements of
Environmental Effects are commonly required. Add-Style have all
the skills necessary to negotiate with Councils and comply with
their rules so as to get approvals with the minimum of fuss, heartache
and delay.
AN EQUAL PARTNERSHIP BETWEEN BUILDER
AND ARCHITECT
Add-Style are set up to work for you as a team, not as a three-cornered
contest between designer, builder and owner. A common problem in
home additions is that the designer, the engineer, the builder or
the owner end up blaming one another for errors or omissions or
delays. Because Add-Style is responsible for the design, the costing,
the structural certification, the approval and the actual construction
the emphasis is on getting the job done, not blaming one another!
A CERTIFIED STRUCTURE
Add-Style are set up to give you a guarantee that there will be
no additional costs for unexpected structural work and costs during
the job. We can get a structural certificate by an independent structural
engineer before you give us the final go-ahead.
COSTING AND QUOTES
Because of the Architect/Builder Partnership we are able to give
you reliable preliminary estimates during the early stages of design,
but most importantly, we are able to give you a firm quotation BEFORE
YOU OUTLAY ANY MONEY. This of course applies to approved applicants
and conditions apply.
PROGRAMMING
The design and construct system of Add-Style Home Additions means
we have the responsibility for the running of the job from inception
to completion. The Architect and the Building Manager work together
to ensure smooth timetabling. This includes design to obtaining
council approvals to starting and completion of your job. There
are no jobs in the process which are the problem of “someone
else!”
DETAILS DURING CONSTRUCTION
Detail design of windows, stairs and gables and all features which
relate to design and the look of the job are properly resolved by
the Architect, not by the tradesmen on site or by a builder pretending
to be a designer.
