What is Stormwater?
Stormwater is rainwater that runs off roofs, driveways, patios, paved areas and other hard surfaces around your property. If you are planning to make any alterations to your home – Council or your Certifier will usually require a ‘Stormwater Management Plan’.
WHAT IS A “STORMWATER MANAGEMENT PLAN”?
A Stormwater Management Plan is an explanation demonstrating the compliance of your site with the current stormwater standards. In particular, how the rainwater from your site will be collected and disposed of in a legally and safe manner. It is an important component of obtaining approval for your building work with your local Council and/or Certifier.
WHEN IS A STORMWATER MANAGEMENT PLAN REQUIRED?
A Stormwater Management plan is required when planning and seeking approval for any alterations to your property including: an addition, ground floor extension, secondary dwelling or swimming pool.
Even if the original house had no proper system in place (older homes sometimes just discharged to ground), once you alter the structure, your Stormwater must meet the current standards to gain approval for your construction.
WILL I NEED A STORMWATER PLAN?
You will need to investigate. You generally cannot get an approval for example, on a first-floor addition without a compliant stormwater plan. If you truly have no existing stormwater infrastructure, its likely you’ll need a system installed.
WHO IS RESPONSIBLE?
In almost every case, Stormwater management on a private property is the responsibility of the property owner.
WHAT HAPPENS IF STORMWATER IS NOT MANAGED PROPERLY?
If Stormwater is not properly managed, it can cause:
Flooding of buildings and neighbouring properties
Erosion and damage to land
Structural damage to retaining walls and foundations
Localised flooding of public infrastructure
WHAT DO I NEED TO DO AND WHERE DO I START?
Investigate your conditions. Identify where the water currently runs and the legal point of discharge
Engage a Stormwater Engineer or Hydraulic Designer to assess your site and prepare the appropriate documentation
Coordinate with your trades and Certifier to implement the proposed solution
